The latest Sarasota/ Manatee Realtor Magazine is out and the stats are in for June. For both counties, be it single family homes or condominiums, prices are on the rise. Median sales for single family homes are up 7.8% in Sarasota County while Manatee has enjoyed an even larger increase of 12.4%. As for condominiums, they rose 4.3% and 11.6% respectively. So Manatee County is really on the upswing.
And it’s not just prices. Units sold have also been the most in June compared to any other month in 2016. Inventories continue to rise for the two county area, but still nothing close to the units we had on sale in the mid 2000’s. We remain very close to a balanced market, where we have just under six months of supply for all types of housing. Anything higher than 6 months is considered a buyer’s market, where anything truly under is a sellers market.
